A Personal Note from Diana

Welcome to Cape Coral - Your New Beginning Starts Here

I'm Diana Austin - a licensed Realtor with Fig Team EXP Realty LLC, a bilingual Southwest Florida specialist originally from Puerto Rico, and the wife of a retired Green Beret. I've helped dozens of families relocate to Cape Coral from all over the country - from New York to California, the Midwest to the Northeast.

"I've helped families move here from New York, California, the Midwest, and everywhere in between. This guide is everything I wish someone had told me before I made the move."

Whether you're moving across the country or just across the state, relocating to a new city is a big decision. I wrote this guide to give you the honest, complete picture - the good, the practical, and everything in between. Bookmark it, share it with your family, and when you're ready to take the next step, I'm here to help.

01

Why Cape Coral?

Cape Coral is one of the fastest-growing cities in Florida and for good reason. Here's what makes it special.

400+ Miles of Canals

More than any other city in the world. Kayak, fish, or boat from your backyard.

Safe and Family-Friendly

Consistently ranked among the safest cities in Florida.

No State Income Tax

Your paycheck goes further in Florida.

Year-Round Sunshine

270+ sunny days per year.

Beaches Minutes Away

Fort Myers Beach, Sanibel, Bonita Beach - all a short drive.

More Affordable Than Naples

You get more house for your money compared to coastal neighbors.

Growing Job Market

Healthcare, tourism, construction, and remote-friendly infrastructure.

Bilingual Community

Large and growing Spanish-speaking population.

Dog-Friendly Everything

Parks, beaches, restaurants with patios - your pup is welcome.

The Vibe

Laid-back, warm, welcoming, and genuinely friendly.

02

What to Expect - The Honest Truth

Relocating is exciting, but let us be real about what you are getting into. No sugar-coating - just the honest facts from someone who lives here.

The Climate

Summer (June-September)

90-95F with high humidity. Afternoon thunderstorms almost daily - they roll in fast and clear within an hour. You WILL get used to it. A/C is everywhere, and mornings and evenings are lovely.

Winter (December-March)

65-80F. This is why you are moving here. Perfect weather - this is the reward for getting through summer.

Fall and Spring

Beautiful transitions between seasons. The most comfortable months of the year. Cool mornings, warm afternoons, low humidity.

The Adjustment

Your body adapts within a few weeks. Drink lots of water, wear light fabrics, and embrace the afternoon storms as nature cooling break.

Hurricane Season

  • Runs June through November. Peak: August to October
  • Cape Coral was hit hard by Hurricane Ian in 2022 but has rebuilt strongly
  • Modern construction is built to current hurricane codes
  • Preparation, not panic - Florida natives have been doing this for decades

What to Keep Handy:

  • Emergency kit: water, food, flashlights, batteries, documents
  • Have a plan - know your evacuation zone and route
  • Impact windows or shutters make a huge difference
  • Generator is a smart investment for peace of mind

The Bugs

Mosquitoes and No-See-Ums

They exist, especially around dawn and dusk. Screened lanais (patios) are standard on most homes - they are a lifesaver. Invest in bug spray and an outdoor fan.

Palmetto Bugs and Termites

Palmetto bugs (big roaches - sorry) find their way indoors sometimes. They are harmless. Termites are a real concern - always get a termite inspection before buying.

The Driving

You Need a Car

Cape Coral is spread out - public transit is limited. A car is essential for daily life.

Traffic and Roads

Traffic is mild compared to big cities. Roundabouts are everywhere - you will get used to them quickly. Watch for wildlife at dawn and dusk.

The Insurance

Homeowner Insurance

Florida insurance has gotten expensive. Get quotes before you sign a lease or buy. Budget $2,500-$8,000+ per year depending on the property.

Flood Insurance

May be required depending on your flood zone. Budget $500-$5,000+ per year. Diana can recommend trusted insurance agents.

Combined monthly estimate if buying:

Expect $200-$500/month total for homeowner plus flood insurance. Always factor this into your budget.

03

Choosing Your Neighborhood

Cape Coral is divided into four quadrants - each with its own personality and price point. Here's how to find the right fit for you.

Southwest Cape Coral

Price range: $400,000-$1,000,000+
Best for: Social lifestyle, beach proximity, waterfront living

Most premium area - closest to Fort Myers Beach. Cape Harbour and Tarpon Point offer waterfront dining, shopping, and marinas. This is where you go for the resort-style Florida dream.

Southeast Cape Coral

Price range: $300,000-$550,000
Best for: First-time buyers, young families, investors

Fastest-growing area - newer construction throughout. More affordable entry point with good access to I-75 and Fort Myers.

Northeast Cape Coral

Price range: $250,000-$450,000
Best for: Families wanting space, budget-conscious buyers

Most tranquil quadrant - larger lots with a rural feel. The most affordable options in Cape Coral. More space, privacy, and peace and quiet.

Northwest Cape Coral

Price range: $280,000-$500,000
Best for: New construction lovers, families prioritizing schools

Newest communities with active construction. Modern homes with planned amenities. Best access to I-75 and proximity to recently built schools.

04

Renting vs. Buying

Should you rent first or buy right away? Here's what you need to know about both options.

Renting in Cape Coral

Average 1-bedroom: $1,500-$2,000/month
Average 2-bedroom: $1,800-$2,500/month
Average 3-bedroom: $2,200-$3,000/month
Pet deposits: $200-$500 per dog, plus possible monthly pet rent
Many complexes are pet-friendly - always ask about breed and size restrictions
Start searching early - good rentals go fast

Buying in Cape Coral

Median home price: $400,000-$500,000
Condos and townhomes start around $200,000-$300,000
First-time buyer programs available
VA loans for military-affiliated buyers
No state income tax means more buying power
Diana can help you find the perfect home - whether renting first or buying right away
