Questions People
Ask Before Calling
No question is too small. Here are the most common things I hear from clients — and my honest answers.
Working with Diana
What makes Diana different from other realtors?
I bring 25+ years of leadership and customer service experience, bilingual capabilities (English and Spanish), and a personal understanding of relocation as a military spouse. I don't just help you buy or sell a home — I make sure you feel informed, protected, and cared for throughout the process.
Do I need to be pre-approved before we start looking?
It's highly recommended. Pre-approval tells you exactly what you can afford and makes your offer much stronger. I can connect you with trusted local lenders who make the process easy. No pressure — we move at your pace.
How long does the buying process take?
From the time we start looking, most buyers find and close on a home within 60-90 days. From accepted offer to closing, it's typically 30-45 days. I'll give you a clear timeline from day one.
Can you help with both buying and selling at the same time?
Absolutely! Many of my clients are selling one home and buying another. I coordinate both transactions to align timelines and minimize stress.
Buying a Home
What are closing costs?
Closing costs typically range from 2-5% of the purchase price. They include lender fees, title insurance, escrow deposits, and prepaid taxes and insurance. I provide a detailed estimate upfront so there are no surprises at the closing table.
Should I buy new construction or a resale home?
Both have great advantages. New construction offers modern finishes, builder warranties, and sometimes incentives. Resale homes may offer established neighborhoods and more room to negotiate. Let's discuss your priorities and find the right fit.
I don't know if I can get approved for a mortgage. Can you help?
Many people are surprised at what they qualify for. I work with trusted lenders who will review your situation with no obligation. The pre-approval process is free, confidential, and eye-opening.
What if my budget doesn't match what I want?
This is more common than you think, and it's solvable. We can explore different neighborhoods, look at new construction incentives, consider homes that need cosmetic updates, or find upcoming listings that haven't hit the market yet. I'll get creative for you.
Selling a Home
How do I determine the right price to list my house?
I provide a Comparative Market Analysis (CMA) that looks at recent sales, current competition, and market trends specific to your neighborhood. Pricing correctly from day one is the most important step in getting top dollar.
What should I do before listing my house?
I'll walk through your home and provide specific recommendations — from minor repairs and staging to curb appeal improvements. The goal is to present your home in its best light to attract the most buyers and the best offers.
How long will it take to sell my home?
In the current Southwest Florida market, well-priced homes typically sell within 30-60 days. Strategic pricing, professional marketing, and my network of buyers and agents help speed up the process.

Is Southwest Florida affected by hurricanes?
Southwest Florida does experience hurricane season (June-November), but modern building codes are among the strongest in the nation. Many newer homes are built to withstand major storms. I'll help you understand flood zones, insurance requirements, and hurricane preparation.
What's the cost of living like in Southwest Florida?
While housing varies by area, Southwest Florida offers no state income tax, moderate utility costs, and a wide range of dining and entertainment options at every price point. I can connect you with local resources to understand the full financial picture.
