4 The Buying Process for Beachfront Properties
Buying beachfront property is different from buying a standard home. Here's the step-by-step process I guide my clients through.
Get Pre-Approved
Contact a Florida-based lender experienced with condominium financing. Condo loans have additional requirements — the building must meet Fannie Mae/Freddie Mac condo project approval criteria. Higher down payments may be required for condos: 10-25% depending on the building and loan type. Budget for higher HOA fees which affect your debt-to-income ratio. I can connect you with lenders who specialize in condo financing.
Define Your Priorities
Do you want Gulf-front (direct beach views) or beach access (a short walk to the sand)? High-rise with panoramic views or low-rise with more intimacy? Full-service building with amenities or a simpler, more affordable setup? Do you want a seasonal retreat or full-time residence? Check building rules on short-term rentals if that matters to you.
Property Search
I will curate options based on your criteria, evaluating building age and condition, floor and view direction, HOA fees and what they cover, building insurance details (especially post-hurricane), rental policies and restrictions, pet policies, parking situation, and recent special assessments.
Make an Offer
Beachfront properties can move fast — be prepared to act. I will run comps to ensure your offer is competitive but fair. Consider the time of year — peak season (November-April) is more competitive.
Due Diligence — Critical for Beachfront
This is where buying beachfront differs significantly from buying inland. HOA Document Review, Building Insurance verification, Structural Inspection, Reserve Study analysis, and Florida's new condo law compliance review (see below). This is the most important step in the process.
Closing
Closing on a condo can take 30-45 days. Remote closing available via power of attorney or mobile notary. I coordinate everything — you may never need to be in Florida until you're ready to move in.
Due Diligence Deep Dive
The critical documents and checks every beachfront buyer must review
HOA Document Review
- Budget and financial statements — is the building financially healthy?
- Reserve fund — how much is in reserves for future repairs and replacements?
- Special assessments — are there any pending or recent special assessments? This can be $10K-$100K+ per unit
- Meeting minutes — read them. Look for complaints, disputes, or planned major work
- Rules and restrictions — rental policies, pet policies, renovation rules, noise rules
- Pending litigation — is the building suing anyone or being sued?
- Insurance — what does the building's master policy cover? What is YOUR responsibility?
Building Insurance
- The building's master insurance policy covers the exterior and common areas
- Your HO-6 policy covers the interior and your belongings
- Post-Hurricane Ian, condo insurance has become more expensive and harder to get
- Check the building's deductible — some are very high ($50K+ per unit)
- Verify the building has adequate windstorm and flood coverage
- Ask about the building's claims history
Structural Inspection & Reserve Study
- Check for concrete spalling (cracking/chipping), water intrusion, window seals, balcony condition
- Request engineering reports if available
- A reserve study tells you if the building has enough money set aside for future major repairs
- Buildings with low reserves may face special assessments — this is a hidden cost that can be devastating
Florida's New Condo Laws (SB 4-D / SB 154)
In response to the Surfside building collapse, Florida passed new legislation requiring milestone inspections for buildings 25+ years old (structural integrity inspection) and fully funded reserve accounts for all structural components. Buildings cannot waive or reduce reserve funding. This means higher HOA fees but better building maintenance. Buildings that don't comply may face significant special assessments. Always ask about the building's compliance status before buying.
5 Costs an Investor or Buyer Should Expect
Understanding the full cost of owning a beachfront property is essential. Here's a detailed breakdown of every expense you should budget for.
Purchase Costs
Monthly / Ongoing Costs
Hidden Costs to Know
- Special assessments — the #1 surprise for condo buyers. Ask about pending assessments BEFORE you close.
- HOA fee increases — fees can increase annually, sometimes significantly after major repairs
- Window and balcony replacement — in many buildings, this is the owner's responsibility
- Interior renovation costs — beachfront condos often need updates; renovation in a high-rise has logistical challenges
- Rental restrictions — if you planned to rent it out and the building restricts it, that impacts your ROI
6 Rental Considerations
If you're buying as an investment or want rental income from your beachfront property, understanding the rental landscape is critical.
Short-Term Rentals (Airbnb / VRBO)
Many beachfront condos PROHIBIT short-term rentals, requiring minimum 30-day or 90-day minimums. ALWAYS check the building's rental policy before buying. Naples and Bonita Springs have their own tourist tax requirements. Buildings that allow short-term rentals are rare and command premium prices.
Long-Term Rentals (12-month leases)
Most condos allow long-term rentals. Check if the building requires landlord approval of tenants and whether there is a limit on the number of units that can be rented at once. Rental income varies by location, size, and building quality.
Seasonal Rentals
Some buildings allow 30-day to 6-month seasonal rentals. This is the sweet spot for many investors — seasonal rates are higher than annual leases. Season (November-April) rates can be 2-3x higher than off-season. Naples and Bonita Springs are peak seasonal markets.
7 Insurance — The Florida Reality
Beachfront property insurance is one of the most critical and complex aspects of buying coastal real estate in Florida. Here's what you need to understand.
Master Policy (Building)
Covers the building exterior, common areas, and structural elements. The HOA collects fees to fund this. Post-hurricane, premiums have skyrocketed — many buildings have seen 50-200% increases. Check the building's deductible — many now have hurricane deductibles of 3-5% of the building's insured value.
Your HO-6 Policy (Interior)
Covers your unit's interior, personal property, and liability. You MUST have this — it's required by your lender. Budget $1,500-$5,000+/year depending on unit size and location. Shop multiple carriers — rates vary wildly.
Flood Insurance
FEMA National Flood Insurance Program (NFIP) or private flood insurance. Required by most lenders if the property is in a flood zone. Beachfront properties are almost always in flood zones. Costs vary: $500-$5,000+/year depending on elevation, flood zone, and coverage.
Windstorm Insurance
May be included in your homeowner's policy or may be a separate policy. Some coastal areas require separate windstorm coverage. Florida's Citizens Property Insurance Corporation is the insurer of last resort.
Post-Hurricane Ian Lessons
Many condo buildings were underinsured before Ian. New laws require better insurance coverage. Ask about the building's insurance history and any claims filed after Ian. Buildings that have been fully repaired and re-insured are in better shape. I always connect my clients with insurance agents who specialize in coastal properties.
8 Things to Consider Before Buying Beachfront
Beachfront living is incredible — but it comes with unique considerations. Here's an honest look at both the rewards and the realities.
The Good
- Stunning views and direct beach access
- Strong property appreciation over time
- Resort-style amenities (pools, fitness, social activities)
- Low maintenance living — HOA handles exterior and common areas
- Strong rental potential (depending on building rules)
- Lifestyle: sun, sand, and Southwest Florida at its finest
The Real
- HOA fees are significant and will increase over time
- Special assessments are a reality — buildings need ongoing maintenance
- Insurance costs are high and rising
- Hurricane season is real — buildings must be well-maintained and insured
- Salt air corrodes everything — more maintenance on balconies, railings, and metal fixtures
- Condo living means rules — noise restrictions, pet policies, guest policies, renovation rules
The 10 Questions to Ask Before You Buy
- 1. What are the HOA fees and what do they cover?
- 2. Are there any pending or recent special assessments?
- 3. What is the reserve fund balance and when was the last reserve study?
- 4. Does the building allow short-term rentals? Long-term?
- 5. What is the building's insurance deductible?
- 6. Has the building had any hurricane damage and how was it repaired?
- 7. What is the building's pet policy?
- 8. What is the rental cap (if any)?
- 9. Are there any pending lawsuits involving the HOA?
- 10. When was the building's last milestone inspection?
