What to Do Before Listing Your House

May 10, 2026·By Diana Austin

Getting your home ready to list doesn't have to be overwhelming. Here's a prioritized checklist to make sure your property puts its best foot forward in the Southwest Florida market.

1. Declutter and Depersonalize

Remove personal photos, excess furniture, and items you don't use daily. Buyers need to imagine themselves in the space. A clean, uncluttered home feels bigger and more inviting.

2. Deep Clean Everything

Baseboards, windows, fans, grout, appliances — everything. If it's been a while, consider professional cleaning. First impressions happen in the first 30 seconds.

3. Make Minor Repairs

Fix leaky faucets, touch up paint, replace burned-out bulbs, and repair anything broken. Small issues can signal larger problems in buyers' minds.

4. Boost Curb Appeal

In Southwest Florida, outdoor living is a major draw. Clean up landscaping, power wash the driveway, and make sure the entry is welcoming.

5. Get a Pre-Listing Inspection

Optional but smart. A pre-listing inspection lets you address issues before buyers find them, preventing surprises during negotiation.

6. Work With Your Agent on Pricing

This is where I come in. A data-driven pricing strategy is the single most important factor in selling quickly and for top dollar.
