Let's Read This Market Together

Every week someone asks me the same question: "How is the market doing?" It's a fair question, because the national headlines pull in every direction at once. Here is the honest answer for Southwest Florida this fall: the market has rebalanced. It is calmer than it was, more negotiable for buyers, and still genuinely active, especially as the seasonal buyers start arriving. And the details are different in every city, which is exactly why I love this work.

I'm Diana Austin, a bilingual Realtor with Fig Team EXP Realty LLC, serving Cape Coral, Fort Myers, Estero, Bonita Springs, and Naples. Over 25 years of experience taught me to read the numbers beneath the headlines. This update pulls the fall 2026 figures together for all five of my service areas, so you can see the whole region at a glance and know what the story means for your situation.

"A market update should do one thing: help you make a confident next move. The data here is a starting point, and the best number for your home is always the one we run together."

The Big Picture: A Region That Has Rebalanced

Southwest Florida has spent the past couple of years finding its new level after the pandemic boom. The result is a market that feels different from 2021 or 2022 in almost every way, and more balanced than it has felt in years. Here is the regional story.

Inventory has grown across the region

From Cape Coral to Naples, buyers have more homes to choose from than at any point since before the boom. Months of supply now sit in balanced to buyer-friendly territory in most of Lee and Collier County, which takes the pressure off any single family to rush a decision.

Prices are stabilizing, not collapsing

Median prices are down a few percent year over year in most of the region, after the steep gains of the boom years. That is a correction finding its floor, not a freefall. A few percent off a peak still leaves the region with values far above where they sat a few years ago.

Homes take longer to sell

Days on market have climbed from the frenzy years to roughly two months or more in most markets. For buyers that means time to inspect, compare, and think. For sellers it means the first two weeks of a listing matter more than ever.

The fall season is just beginning

Southwest Florida runs on a "season" calendar that is the opposite of most of the country. Activity builds through the fall, peaks in the winter months, and draws thousands of snowbirds and northern buyers. Fall is the window when serious shoppers get the most negotiating room before the seasonal surge.

The Fall 2026 Numbers Across the Region

Data sources don't always agree, because they measure slightly different things, so I've pulled the figures that are most consistent across the major market trackers as of October 2026. Treat them as directionally reliable, and know that the most current numbers for a specific house or street always come from a live MLS search.

Fort Myers Median

Down ~2.4% year over year

~$507K

Estero Median

Fall 2026 at a Glance

Median prices and market feel across Diana's five service areas

Area Median Price Market Feel
Cape Coral ~$380K Balanced, more choices for buyers
Fort Myers ~$348K Buyer-friendly, strong first-time entry
Estero ~$507K Cooling into balance, new construction strong
Bonita Springs ~$550K Balanced, coastal premium
Naples ~$745K single-family Luxury-driven, holds value best

Figures are approximate fall 2026 estimates compiled from public market trackers including Redfin and Realtor.com/MLS digest data; individual listings, condition, and location cause real variation. Your live, personalized market numbers come from a current CMA or MLS search, not a tracker.

What to watch: two signals matter most over the next few months. First, whether inventory keeps climbing into the new year, which would tilt the market further toward buyers. Second, whether interest rates drift lower, which historically pulls more buyers off the fence and firms up prices. Neither is guaranteed, and both are exactly why so many people are asking me the same question right now: "Do I buy now, or do I wait?"

03

Cape Coral & Fort Myers: Where Buyers Get the Most Home

If your budget lives in the $300K to $500K range, this is your part of the region. Cape Coral and Fort Myers offer the most square footage, the most waterfront per dollar, and the friendliest entry point for first-time buyers in Southwest Florida.

Cape Coral: the canal lifestyle at ~$380K

Cape Coral is famous for its canals, more than 400 miles of them, more than any other city on earth. The median sale price sits around $380,000 with inventory above five months of supply, which means real choices and real negotiating room. You can find a freshwater canal home with a dock, a water view, and room for the family without leaving the value part of the market. Gulf-access properties carry a premium, and flood and wind insurance are part of the honest math, but the trade-off is a waterfront lifestyle that few places can match at this price.

Fort Myers: the region's most buyer-friendly market

Fort Myers is the most affordable of my five service areas, with a median sale price around $348,000 and sale-to-list ratios that show real room to negotiate. The River District brings urban energy, downtown dining, and the Caloosahatchee waterfront, while established neighborhoods around the city offer ranch-style homes with big lots and mature trees. For first-time buyers and investors alike, this is where the entry point is lowest and the upside is often the biggest.

Why buyers love these two: the same water and sun, at a price that leaves room for renovation, for a pool, or for the extras that make a house a home. If you've been priced out of other Florida coastlines, start your search here.

04

Estero & Bonita Springs: New Construction & Coastal Balance

Between the Fort Myers value corridor and the Naples luxury tier sits a stretch of the region that blends brand-new construction with laid-back coastal living. Estero and Bonita Springs are where many buyers land when they want the modern home without paying Naples prices.

Estero: Southwest Florida's growth story

Estero's median sits around $507,000, down from the peak but still reflecting the area's popularity. New construction is the defining theme, with builders active throughout the community around Coconut Point, which brings some of the best shopping and dining in Lee County within a short drive. Days on market of roughly 70 to 76 give buyers genuine time to compare builders, floor plans, and incentives.

Bonita Springs: the estuary lifestyle at ~$550K

Bonita Springs balances coastal beauty with quiet, established neighborhoods, and its median sits around $550,000. The community is built around the estuary: fishing, boating, and nature preserves, minutes from Barefoot Beach and the Gulf. Homes here spend roughly 77 days on market, up from about 64 a year ago, a reminder that even this desirable stretch now rewards a well-prepared buyer.

A quick tip: when you tour new construction in Estero, ask about builder incentives and rate buy-downs before you talk price. In a cooling market, builders are among the most flexible sellers around.

05

Naples: The Luxury Market Holds Its Own

Naples is the region's high-end anchor, and it behaves differently from the rest of Southwest Florida. While the value markets have cooled, the luxury tier has proven the most resilient, supported by limited waterfront land, golf and beach communities, and steady demand from affluent seasonal buyers.

The numbers tell a two-part story

The median single-family home in Collier County sits around $745,000, while the city of Naples proper runs higher still, roughly double that at around $1.2 million. Across the board, Naples remains the strongest luxury market in the region, and the seasonal rhythm is even more pronounced here: serious buyers arrive with the snowbirds, and the winter months bring the most activity.

What buyers should know

Even in the luxury tier, today's buyer has leverage that simply did not exist a few years ago. Golf-course and beach communities vary widely by association, age, and flood exposure, so a listing price is only the start of the conversation. Insurance, HOA financials, and condo association health matter more here than almost anywhere else in the state.

My honest read: Naples rewards patience and preparation. Buyers who are approved, clear on what a specific community truly costs to own, and ready to act when the right property appears consistently do best, in any season.

06

What This Means If You're Buying

If you've been waiting for the market to stop feeling like a sprint, this is your moment. Across Southwest Florida, the buyer experience right now is calmer, more deliberate, and more negotiable than it has been in years. Here's how to make the most of it.

You have time, so use it wisely

Roughly two months on market is a luxury compared with the multiple-offer frenzy. You can take a second look, get a second opinion, order a thorough inspection, and sleep on the decision. That doesn't mean lowballing every seller, but it does mean you don't have to overpay out of fear of losing the house.

Negotiation is genuinely on the table

With price reductions common and days on market elevated, many sellers are open to a realistic offer, closing-cost help, or a rate buy-down contribution. A well-prepared offer with a pre-approval letter in hand can carry more weight than a higher number that needs financing drama to close.

Your approval is your power

The single most common reason buyers tell me they're stuck is pre-approval anxiety. Let's get that out of the way first. Knowing exactly what you qualify for, including down payment assistance programs and what your payment will be at today's rates, turns every listing you see from a "maybe" into a decision you can actually make.

Don't wait for a "perfect" moment

Timing perfection doesn't exist. Prices could firm up if rates ease, and waiting to save a few tenths of a point can cost you in rent while you wait. In a market this balanced, the strongest position is the buyer who is approved, clear on their budget, and ready when the right home appears.

A quick word about seller concessions

In today's market, a seller contribution toward closing costs or buying down your rate can be worth more to your monthly budget than a slightly lower asking price. Ask your agent to structure offers that treat the seller's net proceeds and your out-of-pocket costs as one equation, not two separate fights.

07

What This Means If You're Selling

If you're selling in Southwest Florida this fall, the honest news is that the market no longer sells homes by itself. The good news is that well-priced, well-presented homes are still selling, because there are still solid buyers out there. Here's how to be the listing that gets offers instead of price reductions.

Price it right from day one

In a balanced market, the first two weeks of a listing matter more than the first two months. A realistic list price generates showings, competition, and offers. An optimistic one generates price cuts, and buyers notice a listing that has been sitting.

Presentation is now a differentiator

With more competing listings, professional photography, staging, and smart pre-listing repairs are what make a buyer choose your door. Homes that look move-in ready sell faster and for closer to ask, in any market.

Be ready for real negotiation

Buyers are asking for closing-cost help and contingencies again. Decide in advance where you have room and where you don't. A seller who says yes to the right concessions on the right offer often nets more than one who waits months for an unrealistic number.

Know your net, not just your price

Between commission, concessions, closing costs, and any repairs, the list price is only the start. Working backward from the net you need, with a realistic timeline, is how you avoid the stress of a listing that sits and erodes.

Fall is actually a fine time to list

Seasonal buyers, second-home shoppers, and snowbirds are active through the fall in Southwest Florida, and serious buyers tend to surface after the summer slowdown. With the right price and presentation, you have a genuine window before the holidays.

A Personal Note from Diana

Markets Are Local. Advice Should Be Too.

I've been through hot markets, cold markets, and everything in between, and the one thing I've learned is that the headlines almost never capture what a single family is going through. The same data that makes one buyer anxious is exactly what gives another buyer their opening. The regional numbers in this update are a starting point, but the real story is always the one on a specific street, in a specific building, on a specific canal.

What never changes is the way I work: I listen first, I'm honest even when it costs me a deal, and I make sure you feel informed, protected, and cared for at every step. Whether you're a first-time buyer in Fort Myers wondering if you can even get approved, a seller in Naples wondering what your home is truly worth right now, or a family relocating from across the country, you'll get straight answers and a plan that's built around you.

I have got your back. Let's make it fun, and let's get you moving.
